Strata Cleaning Alexandria — Common Area Cleaners for 2015 Buildings

Alexandria 2015 has one of the most distinctive strata profiles in inner Sydney. Whole blocks of former printworks, wool stores and light-industrial sheds between Bourke Road, Huntley Street and the Erskineville border have been converted into apartments, and newer infill towers sit alongside them near the Sydney Park fringe. Both types share the same pressure points: undersized bin rooms, a single lift doing the work of two, and basements that carry road grit straight in off Botany Road. Pro Clean Corp services Alexandria 2015 and surrounds for owners corporations and strata managers.

The common area scope

  • Entry lobby, glass doors, intercom panel, mailbox bank and the entry mat that catches everything from the street
  • Lift interiors including the door tracks, ceiling vents and the stainless panels that show every handprint
  • Corridors, corridor carpet or sealed concrete, fire stairs, and the landings residents use as short-term storage
  • Bin room washed down and drains treated on a fixed cycle; bins reset after collection day
  • Basement carpark swept, oil spots spot-treated, ramp and pedestrian doors wiped
  • Courtyards, roof terraces and shared laundries where they form part of common property

Conversion buildings behave differently

In a purpose-built block, common area cleaning is largely repetitive. In a warehouse conversion it is not. Original brickwork sheds dust into corridors for years and shows every water mark, so corridors get dry methods before wet ones. Exposed structural steel and high-level ductwork above lobbies collect a visible grey film that needs quarterly pole work — leave it and residents notice it at exactly the wrong moment, which is usually the week before an AGM. Polished concrete lobbies stain from a single alkaline mistake, so chemistry is specified in the scope rather than left to whoever is on shift.

The other structural issue is waste. Conversions rarely have a bin room sized for the lot count they ended up with, so overflow lands on the floor between collections. We schedule around collection day rather than working to a calendar that ignores it, and we photograph an overflowing room instead of quietly tidying it, because that photograph is what a committee needs to justify an extra bin.

Reporting a committee can act on

Every Alexandria strata client receives a written scope of work by area and frequency, a signed visit record, a monthly photo audit, and a defect log with 48-hour close-out. Where the building has a commercial ground floor, we can quote the retail tenancies under retail cleaning and the upper-level suites under office cleaning so the whole building runs on one supervisor. Corridor carpet is refreshed through carpet extraction and lobby glass through window cleaning. Levy-friendly pricing is set out on our cost guide. For buildings outside 2015, we also run strata cleaning programs across Sydney.

Strata cleaning Alexandria — FAQs

How much does strata cleaning cost in Alexandria?

A 20 to 40 lot warehouse-conversion building in Alexandria 2015 with one lobby, one lift and a basement generally runs $950 to $1,800 per month for a twice-weekly service. Larger complexes with multiple cores, a pool or extensive landscaping are quoted per core. Bin-room pressure washing and carpark scrubbing are shown as separate scheduled lines.

What is included in common area cleaning?

Lobby and entry glass, mailbox bank, lift interiors and door tracks, corridors and corridor carpet, fire stairs, bin room, basement carpark sweep, and the letterbox and intercom surrounds. Anything inside a lot is the owner's responsibility, and we say so up front rather than doing it once and setting an expectation.

Who do you report to — the strata manager or the committee?

Whoever the owners corporation nominates. In practice we send the monthly photo audit to the strata manager and copy the nominated committee contact, so nobody has to relay information at a general meeting from memory.

Can you deal with the bin room?

Yes. Bin rooms in the Alexandria conversions are usually undersized for the number of lots, so they need pressure washing and drain treatment on a fixed cycle rather than when they start to smell. We also reset bins after collection day, which is the single most common complaint we take over from a previous contractor.

Do you handle graffiti and rubbish dumping?

We remove graffiti from smooth common-area surfaces and report anything that needs a specialist or a police report. Illegally dumped items in the bin room or laneway are photographed, reported to the strata manager, and removed on instruction — we do not quietly absorb disposal costs into your levy.
