Cleaning Rates Alexandria — Published Hourly and Monthly Rates for 2015
Most cleaning companies will not publish a rate. We do, because in Alexandria 2015 the alternative is three quotes that cannot be compared to each other. Rate card
- Ongoing commercial (contracted): $35–$48 per hour, two-hour minimum attendance
- One-off and pre-inspection: $45–$58 per hour
- Clinical, childcare and compliance sites: $40–$55 per hour
- Overnight (11pm–5am) loading: approximately 15% above the daytime contracted rate
- Saturday: +25%. Sunday: +50%. Public holidays rescheduled or at agreed penalty rate
- Carpet hot water extraction: $3.50–$6.00 per square metre, $150 minimum attendance
- Carpet tile encapsulation: $2.20–$3.60 per square metre on open floors
- Concrete and hard floor machine scrub: $0.35–$0.80 per square metre
- Window cleaning: $80–$160 per shopfront visit; $60–$75 per hour for suite and pole work
- Consumables supply and restock: at cost plus a stated handling margin, itemised monthly
What every rate includes
The hourly rate is not just a cleaner's time. It carries the supervisor who writes and audits your scope, all equipment and its maintenance, all chemicals and the register with safety data sheets, $20M public liability and workers compensation cover, police checks and induction for every person on your site, a signed visit record, and a monthly photo audit with a 48-hour defect close-out. A rate that looks materially cheaper than this range is usually missing one of those things — most often supervision, insurance cover, or the audit.
It does not include consumables unless you ask, waste disposal beyond your building's normal collection, specialist height access, certified kitchen exhaust duct cleaning, or pest control. Those are quoted individually so you can see the number and decline it if you want to.
How the fixed monthly price is built
We walk the site, count amenities rather than square metres, write the scope room by room, then convert assessed hours into a flat twelve-month monthly figure. What is included in the hourly rate?
Labour, supervision, equipment, chemicals, insurance and the monthly audit. Consumables — paper, soap, liners, sanitiser — are a separate line if you want us to hold and restock them. Machine work such as carpet extraction and concrete scrubbing is priced per square metre and quoted as its own item.
How is a fixed monthly price calculated?
We measure the site, count amenities, agree the scope room by room, then multiply the assessed hours by the applicable rate and average it across twelve months so your monthly figure is flat. Months with five service weeks do not produce a bigger invoice, and December does not produce a smaller one.
Do rates change during the contract?
Rates are held for twelve months from commencement. Any increase after that is notified 60 days ahead in writing with the reason stated — usually an award increase. If the scope changes because you take more floor space or add a bathroom, we re-quote that change rather than silently reducing time elsewhere.
What is the minimum engagement?
Two hours per attendance for commercial sites. There is no minimum contract term: everything is month-to-month with 30 days written notice, in Alexandria as everywhere else we work.
Do you charge a call-out fee?
No call-out fee for scheduled work. Emergency and after-hours response outside your agreed schedule is charged at the one-off rate with a two-hour minimum, quoted before we attend rather than invoiced afterwards.
