Case Study: Keeping a Botany Road Shopfront Presentable in Alexandria 2015

A homewares and lighting retailer trading from a converted warehouse frontage on Botany Road in Alexandria 2015: roughly 210 square metres of sales floor behind a large glazed shopfront, with a 90 square metre stockroom, staff kitchen and toilet at the rear, and a shared rear lane for deliveries. The problem: a frontage that only looked good for one week in four

The retailer had a monthly glass clean and a three-morning floor service, which would be perfectly reasonable on a quiet side street. On Botany Road it was not. Constant freight traffic between Port Botany and the city deposits an oily diesel film on glass that does not brush off and gets visibly worse within ten days. By week three the shopfront looked neglected, and staff had begun wiping it dry between visits — which spread the film into streaks rather than removing it.

The floor had a second, slower problem. Grit walked in from the footpath was cutting the sealed finish along a metre-wide entry lane, and the vacuumed-only entry mat had stopped holding anything. The traffic lane had visibly dulled against the rest of the floor.

What we changed

  • External glass moved to a fortnightly round with detergent and squeegee, frames and door tracks included, signage vinyl worked around rather than over
  • Service moved to six mornings a week, 6:30am to 8:00am, so the floor was dry and the counters reset before the 9am open
  • Entry matting upgraded and moved from vacuuming to washing, with the mat lifted and the floor beneath it cleaned each visit
  • A one-off restorative polish on the dulled entry traffic lane, quoted separately, then a quarterly maintenance pass to hold it
  • Stockroom, staff kitchen and toilet detailed monthly, with the rear lane bin area washed down on the same cycle
  • Additional visits pre-booked around end-of-season sale weekends at the standard rate instead of ad-hoc emergency call-outs

The result

The monthly cost rose about 18% because glass frequency doubled, but the retailer removed a discretionary allowance they had been spending on last-minute cleans before sale weekends, so the practical difference was small. More usefully, the frontage stopped being something anyone had to think about. Staff stopped wiping the glass. The entry lane held its finish through the following twelve months with quarterly maintenance rather than needing another restoration.

The lesson generalises to the whole strip: on Botany Road and McEvoy Street, glass frequency is not a luxury line to trim when a budget is tight — it is the line that determines whether the shop looks open.
